Not in 24 to 48 hours. Handover paperwork moves fast, and a report that arrives after you've signed is worth a fraction of one that arrives before.
Re-inspection is already paid for
When the developer says the defects are fixed, we come back and check. That second visit is part of your fee. Most companies here bill it again.

A list of two hundred faults with no priority attached is not much use to a developer. Yours arrives sorted, so the things that matter get fixed first.
Safety, water and structure
Electrical faults, active leaks, failed waterproofing, drainage running the wrong way. Raised first, and we expect these fixed before you accept the property.
It works, but not as it should
Doors that will not close properly, weak water pressure, air conditioning missing its temperature differential, hollow tiling that will crack inside a year.
Finish quality
Paint runs, chipped skirting, misaligned joinery, grouting. Individually small, collectively the difference between a property that feels finished and one that does not.

Every system in the property, documented with photographs and a location reference, graded so your developer can act on it without a conversation about what you meant.
Structure & finishes
Walls, ceilings, floors, skirting, paint, tile levels and hollow tiling.
Doors & joinery
Alignment, sealing, locks, handles, wardrobes and built-in cabinetry.
Plumbing
Water pressure, drainage, leaks, traps, heaters, bathroom and kitchen fittings.
Electrical
Sockets, switches, DB board, earthing, lighting circuits and outdoor points.
HVAC
Air flow, temperature differential, condensation, ducting and drainage lines.

Questions owners ask
When should I book the inspection?
Before you sign the handover documents. Defects recorded at that point remain the developer's responsibility, and that is where your leverage is highest. Once you have signed, the conversation gets considerably harder.
I have already moved in. Is it too late?
No. New properties carry a one-year builder's warranty on workmanship. A post-handover inspection identifies what is still claimable so you can raise it before the window closes rather than paying for repairs yourself.
How long does an inspection take?
Two to four hours for most apartments, longer for villas and townhouses, depending on size and how much there is to record.
What do I actually receive?
A photographic report listing every defect with a location reference and a severity grade, in a format you can submit to the developer directly without rewriting it.
Is the re-inspection really included?
Yes. Once the developer completes the fixes, message us and we return to verify the work. It is part of the original fee.
Do you inspect outside Dubai?
Yes, across all seven Emirates. Travel outside Dubai may affect scheduling, so give us as much notice as you can.
